Immediately west of CoLa is the former Globe Woolen Mills, known as "Globe Mill"- a complex of three remaining buildings located at 811-827 Court Street near Varick Street in West Utica's Brewery Ditsrict. Existing buildings replaced earlier structures that were destroyed by fire in 1871.

A development underway for 130 loft apartments, plus commercial and office spaces; a project of KCG Development, who is based in Carmel, Indiana. One reference below suggests this is an "affordable housing" project.

February 22, 2022 - Statement from C. Livingston: "I live at the Globe Mills apartments. Amazon can't deliver due to no signs anywhere to find a specific apt. Many have moved away due to non-existing safety. Sidewalks full of ice. Black dust, particles and cold air come from the roof into my apt. Have reported this for one year now. This neighborhood is dangerous and I don't go out when its dark. Nothing will change until City fathers address the human condition of its population." Ref.

This follows reports of the Globe Mill shutting down their fitness room. Parts of the equipment were being collected and scrapped for cash.

The building sits on Court Street and wraps around Seneca Street, right where the Boilermaker finish line is. June 30, 2018 - An "Affordable Housing" Project ? One reads in a City of Utica CDBG document, "...by the Utica Municipal Housing Authority (UMHA). To this project, the City of Utica committed $500,000 in HOME Funds several years ago. However, due to the size of the project and issues with State funding, the project did not break ground until late 2017. The first units are expected to be occupied by Fall 2018. The Johnson Park Phase VI will be completed near the end of 2018 and will provide 8 new units with a percentage dedicated to the chronically homeless. Other large-scale affordable housing projects, such as the Globe Mill project in West Utica and the Hotel Street project in Bagg's Square, are still on hold in a similar state for similar reasons. The Globe Mill project is looking to move forward at this time, though no HOME funding has been requested or awarded as of this writing." Ref.

January 3, 2018 -Wealthier renters fill apartment market Maria McNiel, building manager at Primo Property Management, stated, “It’s definitely something that is in desperate need in downtown Utica with the growth of everything going on downtown in Utica,” she said before listing five loft projects around the city. “You can tell that this trend is definitely here to stay. This is what people want in this area.”


December 1, 2017 -Developers hope to begin new West Utica apartments in summer Indianapolis-based KCG Development is continuing redevelopment of 811-827 Court St. — which once housed textile mills and the former SUNY College of Technology — into 130 loft apartments along with additional commercial space. The firm purchased the property in September for $1.5 million, according to the city Assessor’s Office.

The Globe Woolen Company Mill campus in Utica's Brewery District includes several buildings on a six-acre lot. Most of the buildings were erected in the 1870s and still exist today.


March 8, 2017 -Globe Mills development grows closer

Indianapolis-based KCG Development is planning on transforming Utica's former Globe Mills complex into apartments and commercial and office space. A cluster of three buildings at 811-827 Court St. near Varick Street, into 128 loft apartments and commercial and office space. The complex once housed textile mills and the former SUNY College of Technology. It’s scheduled to be purchased by April 15 and redevelopment is expected to begin later this year with a projected completion by spring or summer 2018, said Anthony Ceroy, vice president of development with the firm, in an email. It is expected to cost around $32 million.


March 8, 2017 - New bars add variety to Varick Street, Brewery District “Development is certainly progressing in the neighborhood with the continued construction on the Irish Cultural Center, which will bring more of a family focus to that area, and plans continue to be developed for the rehab of the former Globe Mill building into over (120) units of mixed-income housing, which I think will certainly add to the development of the brewery district,” said Brian Thomas, Utica’s commissioner of urban and economic development.


June 9, 2016 - - West Utica’s Globe Mills site could become housing Indianapolis-based KCG Development is looking to transform the three-building complex at 811-827 Court St. into about 131 apartments. The company has the property under contract and hopes to close on a deal this fall, said Anthony Ceroy, vice president of development with the firm. The project is expected to cost about $32 million and is expected to consist of a combination of market rate and affordable housing. The Bank of New York Mellon Corp., which occupies about 36,000 square feet in one of the buildings, is expected to stay at their location. “Our timeline as it stands right now would have us ... closing and initiating construction in the fall of this year,” Ceroy said, “and then I think, given the size of the complex, I think you’d be talking about a 15- to 18-month development timeline.” Attorney Murray Kirshtein, who owns the property, had no comment when asked about the potential development.


October 18, 2015 - Globe Woolen Mills Building in Utica added to state historic register The Globe Woolen Mills building in Utica will be added to the state’s register of historic places, reports Assemblyman Anthony J, Brindisi. The existing building replaced earlier structures that were destroyed by fire in 1871. At one point the textile mills employed more than 1,100 workers who operated 166 looms. Today the Globe Mills building is a key part of the revitalized West Utica Brewery District and is home to several successful businesses,” Brindisi said. November 13, 2015 - Artspace: Developer seeks Utica buildings to house artists, studios Representatives of Artspace Projects Inc., a nonprofit developer of affordable spaces for artists and creative workers, spent Wednesday and Thursday touring the city and meeting with artists, city officials and the public. The visit continues today. The visit, funded by a $10,000 grant from the Community Foundation of Herkimer & Oneida Counties and $5,000 in Community Development Block Grant funds, comes as the Minneapolis-based group is looking into the possibility of finding a space in the city.
