MVHS Terms:

(1) Purchase Price: $100,000 (which is 10-150% below your expected selling price).

(2) You only have 15 business days to sign, accept, this offer.

(3) 5% ($5,000) downpayment with signing for a 12-month option.

(4) Another $5,000 (5%) after 11 months (for another 12-month option, should MVHS require more time).

(5) If we don't buy property within 24 months, you may keep the $10,000.

(6) We will sue you for clean-up if an environmental clean up is required.

(7) Regarding terms no. 3 and 4, hospital will not pay you until we get $300M for NYS taxpayers.

(8) Regarding terms no. 2, 3, 4 and 5 - MVHS has right the to sue you for any environmental clean-up costs at any time (even before we pay you!).

Interestingly the hospital and their lawyers are offer property owners only 15 days to decide. While upon signing, the hospital gets 2 years to keep property owners in limbo. In the example above, that's $13.70 per day to worry and wonder.
