March 30, 2020 - This article, The 2020 Real Estate Power 100, and its statements sure packs a big punch; “Of course, the interaction between developers and policymakers manifests itself in a myriad of ways... and others at this intersection of real estate development and public policy.” Just look at all these keywords (issues) nused within just a few small paragraphs...

Academics, activists, administration officials, advocates, affordable housing programs, appointees, architect, buildings, construction, developers, development company, elected officials, executives, government, housing nonprofit, housing projects, inclusionary zoning, lawmakers, lobbyists, neighborhood, policymakers, political relationships, preservation, property, property tax codes, public policy, publicists, real estate, real estate development, regulations, residents, rezonings, safety standards, tax exemptions, tax incentives, tax reform, tax subsidies, trade associations, urban policy, and zoning.

Oneida County and Utica residents were shutout from debating the hospital and all these other important real estate issues (and more) were left to others (who?) or never even considered! Also, the clock is still ticking on Eminent Domain as well.

The City of Utica has had various Master Plans, however the most recent plan is being violated by Utica Large Downtown Hospital Concept. Numerous other studies have been carried, regarding downtown living and lofts, some have turned into specific initatives and actual legislation and ordiances. Who signals changes away from these efforts? Oneida County has made land use studies, for example Creating a Greenway in Oneida County: Part of the Mohawk River Corridor, to what avail? Is there any accountablity to the expenses and subsequent change in direction? New York State has massive annual budgets for development, many center on urban areas, especially downtowns, as well as our canals and history/tourism. Do elections mean plans can change without specific public say? Can a large developer (or donor) lay waste to citizen generated plans and laws?
